Gabriel's Overlook Summary of Restrictions
1.
Residential use only. Conventional on-site constructed, single family residences only. No move-on housing allowed.

Plans and specifications for any structure must be approved by the Architectural Control Committee prior to construction. There are three areas of different square foot minimums. One area has a minimum of 2000 HVAC if single story, with 2200 HVAC minimum if two story. Another area has a minimum of 2300 HVAC if single story, with 2500 HVAC minimum if two story. A third area has a minimum of 2600 HVAC if single story, with 2800 HVAC minimum if two story.

All residences must have an enclosed garage of at least two car with a minimum of 550 square feet. The garage shall be either side entry or rear entry. At least 75% of the total exterior must be masonry. All detached garages, and any other detached structures exceeding 250 square feet must meet the masonry requirements.

All fences must be approved by the Committee before installation. If fencing is installed from the street to the residence, fencing must be metal, wood fencing with no wire, masonry, iron or a combination thereof. Dark colored vinyl coated chain link fencing is allowed behind the front building line.
5.
Driveway surfaces must be either concrete, hot-mix asphalt or brick/concrete pavers.
6.
Resubdivision of the homesites by the homeowners is not permitted.
7.
Boats, trailers, travel trailers, campers, RV’s, etc., must be screened from view from all streets.
8.
Household type pets are the only animals allowed. A total of 4 pets are allowed per household. Fencing is required to contain pets.
9.
You may build your home now or anytime in the future. When construction begins it must be totally completed and ready to occupy in ten (10) months.
10.
There is mandatory membership in the Gabriel’s Overlook Property Owners Association.
11.
There is a shoreline access easement for the exclusive benefit of the lot owners whose lots front the lake.
